Roof Leak Water Damage Repair in Redwood City

Atmospheric river events are the local pattern — several inches of rain in a day or two, driven sideways by sustained wind. That combination is much harder on a roof than the same total rainfall spread over a week, because wind pushes water up and under laps and overwhelms flashing that works fine in vertical rain.

The failure list is consistent year to year. Cracked plumbing vent boots, because the rubber collar degrades in UV and splits after about ten to fifteen years. Chimney and skylight flashing, where the counter-flashing or the sealant at the head has failed. Valleys blocked with oak and redwood leaf litter, so water backs up over the flashing and under the shingles. Low-slope additions and patio covers where ponding finds a seam. And gutters so full that water backs up under the eave and into the fascia.

Most of those are inexpensive to fix in September and expensive to fix in January after the interior has been wet twice.

Water enters at a penetration, hits the underside of the sheathing, and then travels — along the slope of the deck, down a rafter, across a top plate, or along a duct or a wire run. It drops at the first low point or the first opening it finds, which can be ten or fifteen feet from the entry.

That is why patching a roof from the stain location below is a coin flip, and it is why we inspect from the attic. In the attic you can see the actual track: the darkened path on the sheathing, the wet rafter face, the compressed insulation directly under the entry.

It is also why a roof leak claim benefits from documentation of the path rather than only the damage. An adjuster looking at one stained ceiling and a repair invoice for a valley twelve feet away needs the attic photos to connect them.

Attics are hostile to drying. They are tight, hot in the afternoon and cold at night, full of insulation that holds water, and often accessible only through a small hatch. Left alone, a wet attic will hold moisture long enough to grow fungal decay on the sheathing — which is a structural repair rather than a cosmetic one.

Proper attic drying means removing the wet insulation rather than drying around it, getting dedicated air movement across the sheathing and framing, and running dehumidification that actually serves the attic volume. Readings are taken at the sheathing and rafters, not from the ceiling below.

One more thing worth knowing: insulation that got wet loses R-value permanently even after it dries, because the fibres compress and do not recover. Replacing it is not upselling — it is restoring the performance you were paying for on your energy bill.
